Chapter 7A baseline: tempered dual-pane
Chapter 7A Section 708A requires exterior windows within 10 feet of grade to be dual-pane with at least one tempered pane. Tempered glass is 4-5× stronger than annealed glass and breaks into small pebbles rather than shards when it fails. In a wildfire, the outer tempered pane can absorb ~5 minutes of moderate radiant heat before failing; the inner pane buys additional time.
This is a real improvement over standard windows but it's a minimum, not an optimum. In a full flame-front event, tempered dual-pane will fail within 8-15 minutes of direct flame contact.
Ceramic glass: 20-60 minute fire ratings
Ceramic glazing (products like SchottRobax, Pyroceram, FireLite) is specifically engineered for fire exposure — it can withstand direct flame contact at 1,700°F+ without failure for 20 minutes (standard rating), 45 minutes (upgraded rating), or 60+ minutes (institutional rating). Cost: $80-$180 per square foot installed depending on frame system and rating.
Ceramic is standard on commercial fire-rated assemblies; increasingly specified on residential canyon and ridgeline properties in LA. Common LA use case: the canyon-facing elevation on a Malibu bluff home or a Bel Air ridgeline estate.
Multi-chamber assemblies: performance between tempered and ceramic
Triple-pane insulated glass units (IGUs) with intumescent inter-pane layers offer intermediate protection — better than tempered dual-pane, less expensive than full ceramic. Products from PPG, Guardian, and Vitro fall in this range. Cost: $55-$95 per square foot installed. Not fire-rated to a specific time interval but demonstrably better in flame-contact testing.
Fire-rated shutters: separate protection layer
Some LA property owners install fire-rated exterior shutters (steel or aluminum, sometimes automatically deployable) that cover windows during a fire event. Cost: $400-$1,200 per opening depending on size, material, and deployment mechanism. Trade-off: shutters block daylight when deployed and require maintenance (particularly on automatic-deploy models). Best use case: irreplaceable interior finishes and art that need protection beyond glass rating.
How to actually spec windows on a VHFHSZ project
Practical approach we use on Chapter 7A projects:
- Baseline: tempered dual-pane on all windows within 10 ft of grade (Chapter 7A minimum, meets code).
- Upgrade: multi-chamber IGUs on windows facing the primary fire exposure (canyon side, ridge exposure, heavy vegetation).
- Premium: ceramic glazing on the 2-4 most-exposed windows if budget allows.
- Optional: automatically-deploying shutters on windows behind which live-in occupants may shelter during evacuation delays.
What Chapter 7A doesn't cover
Chapter 7A specifies glazing rating but not frame material. Vinyl window frames — common on standard LA residential — melt at 165-190°F and can compromise the glazing assembly even when the glass itself would have survived. Aluminum-clad wood, all-aluminum, or fiberglass frames perform significantly better in fire exposure. If you're going through a full window replacement in a VHFHSZ, upgrading the frame material is often more consequential than upgrading the glazing beyond tempered.
